Hopson Development Holdings Limited has issued a profit warning indicating an expected consolidated loss of at least HK$12.50 billion for the financial year ended 31 December 2025, reversing the profit recorded in 2024.
Management expects underlying profit—net profit adjusted for non-recurring items such as impairment provisions, fair-value changes and disposal losses—to be no less than HK$1.20 billion. The smaller decline in this metric highlights what the Board describes as the resilience of the group’s core operations during China’s transition from incremental property development to stock-based management.
Key factors behind the headline loss include:
• A market-wide downturn that suppressed property sales revenue. • Indications of impairment in inventories located outside China’s first-tier cities. • Negative fair-value adjustments on investment properties. • A loss on the disposal of an associate company.
According to Hopson, these adverse items are largely non-cash and have not materially affected operating cash flow. The group reports that its overall financial position “remains stable,” citing a deliberate reduction in debt, optimisation of its debt structure through restructuring or extensions, and the absence of any outstanding offshore notes.
Commercial property investment, operations and property management continued to generate reliable income, underscoring the strategic pivot away from traditional residential development toward asset operation and services.
The audited annual results for FY2025 are scheduled for release by end-October 2026.
